That maturity cuts both ways. Rental yields here run around 3%, and the corridor is, by most accounts, close to full — the best land is largely built on, new launches are rare, and entry prices reflect that scarcity. Rental yields run slightly ahead of Golf Course Road, in the 3–4.7% range. More telling is the momentum: transaction values on GCER reportedly jumped sharply year-on-year between 2024 and 2025, a sign of just how fast institutional and investor interest has moved into the corridor. Sectors 63A, 65, 66 and 67 are seeing the strongest demand right now, particularly from HNI, NRI and senior corporate buyers.

One more factor worth watching: metro connectivity hasn't fully reached GCER yet. Historically in Gurgaon, wherever the metro extends next has triggered a sharp step-up in residential values once it lands.
